Landlords Service & Charges
Our commission shall be payable in respect of introducing a Tenant who is acceptable to the Landlord or whom the Landlord has given the Agent authority to accept on the Landlord's behalf.
The fees for the Let Only / Tenant Find shall be as follows:
£ONE MONTHS RENT + VAT for any letting to a new Tenant; and £120.00 for a renewed or extended tenancy to the same Tenant.
The fees for the preparation of an inventory shall be as follows: £120.00 for an unfurnished property or £144.00 for fully furnished property.
Note. Without an inventory, the Landlord may lose any right to make a claim for compensation against the Tenant for damage to the property during the term of the let.
The fee for registering the tenancy deposit into the scheme administered by DPS shall be £60.00, for any letting to a new Tenant under an Assured Shorthold Tenancy Agreement.
The fees for the Rent Collection Service shall be as follows:
£540.00, for any letting to a new Tenant and a monthly commission of 8 % + VAT and £120.00 for a renewed or extended tenancy to the same Tenant.
The fees for the preparation of an inventory shall be as follows: £120.00 for an unfurnished property or £144.00 for fully furnished property.

£540.00, for any letting to a new Tenant and a monthly commission of 10% + VAT and £120.00 for a renewed or extended tenancy to the same Tenant.

Advertising fees: Advertising will be included at the discretion of the Agent. If the Landlord requests additional advertising the Landlord shall pay the Agent a reasonable cost.
Deductions: If before the payment to the Landlord of rental income, collected at the commencement of a tenancy, any fees, charges & repair costs remain outstanding, these shall be deducted by the Agents.

TENANCY FEES APPLICABLE
Tenancy Requirements applying to all new tenancies from 1st June 2019
As a tenant you are responsible for the following charges:
- The rent.
- A security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year.
- A holding deposit of no more than one weeks’ rent.
- Default fee of £30.00 for late payment of rent (after 14 days).
- A charge of £120.00 for lost keys or security fobs.
- Any payments associated with contract variation, £60 when requested by the tenant.
- Any payments associated with early termination of the tenancy, when requested by the tenant. This amount would be upto the landlords discretion but could amount to the remaining tenancy term.
- All payments in respect of bills - utilities, communication services, TV licence and council tax.
